Nor-X-Way Channel

raSmith was engaged by Cobalt Partners, LLC to evaluate a site for a potential redevelopment, now known as the Ascension Wisconsin Hospital – Menomonee Falls Campus Site. Near the time of engagement, the Federal Emergency Management Agency (FEMA) had published a newly prepared floodplain study for Nor-X-Way Channel in draft form, that was expected to become effective in the near future. As part of this draft model, flood stages on the property increased by two to three feet, severely impacting the potential development on site.

raSmith led the floodplain coordination and worked closely with local, state, and federal regulatory agencies to provide a solution that would be acceptable to all parties. raSmith prepared several alternatives for the client that would help to reduce flood stages on the site, which would allow for a larger development footprint. The client chose to construct two additional 12-foot by 7-foot box culverts next to an existing crossing along Stanley Drive. With the addition of the added conveyance area, flood stages decreased and raSmith staff worked with the design engineer to provide a suitable floodproofed first floor elevation. Upon the completion of construction for the new culverts and building, raSmith updated the hydraulic model with survey information to complete a Letter of Map Revision (LOMR) for the site.
