Project Overview

Enterprise Business Park in Racine County, Wisconsin, is located in the fast-growing industrial corridor between Milwaukee and Chicago. Berghammer Construction Corporation (design-build contractor) was approached by Ashley Capital (New York-based real estate investment firm) for a long-term phased development that includes the construction of four new big-box warehouses at Enterprise Business Park. Having worked together previously on similar industrial projects, Berghammer was very familiar with raSmith’s structural experience on more than 40 industrial facilities.

The Enterprise project is the first industrial project in this area of the country to handle roof drainage in a non-traditional manner. raSmith and Berghammer are leading a transformation to design big-box warehouse projects in Wisconsin such that roofs are pitched to the outside instead of the inside. Code requirements are such that traditional internal drains in the center of the roof and overflow drains around the perimeter require double plumbing.

Under this relatively new design method, drains are incorporated around the perimeter of the roof and the roof is hipped using tapered joist girder members to maintain clear height requirements. This method lessens the cost of the structural framing system since fewer pre-cast planks are needed around the perimeter. As a result of this innovative method, the developer realized significant cost savings. This is especially important to the end user, who is heavily invested in the industrial equipment inside the building.
