Project Overview
A development boom hit the Madison, Wis., Capitol East District and East Washington Avenue corridor, completely transforming the once-industrial area into a live-work urban environment. Luxury apartment developer Campbell Capital Group, LLC partnered again with raSmith to engineer a site design, complete a traffic impact analysis, and develop a landscape plan for the 228-unit multi-family complex called The Marling.
Permitting proved to be challenging but the team collaboratively worked through a rigorous approval process with the city and neighborhood residents. Creating a plan that not only integrated well with the site but also considered future parkland along the Yahara River challenged the design team. Innovative stormwater controls manage runoff from storms. The apartment complex also features landscaped public and private plazas and courtyards, plus streetscape amenities and improved pedestrian/bicycle connectivity for its residents.
After completing land development and a successfully engineered site design, raSmith then provided ongoing client support through construction’s completion.
